Carpentry in California

California carpentry comes down to old housing stock meeting a hard climate. The state’s pre-war bungalows and Victorians are full of custom-profile trim, built-ins and staircases worth preserving, and that work asks for someone who can match an existing moulding profile rather than substitute the closest stock item. Meanwhile the long dry summers and wet winters keep wood moving and keep exterior trim rotting. Rot is a moisture problem wearing a carpentry costume

The trade calls it dry rot, which is one of the more misleading names in construction. It is fungal decay, and the fungus cannot work without water. Below roughly 19% moisture content in the wood, nothing happens. Above about 20%, decay runs. So every soft fascia board, every spongy door casing and every crumbling deck post is downstream of water that keeps arriving.

Which means the first tool out of the van should be a pin-type moisture meter, not a saw. A carpenter who finds the source, the failed flashing above the trim, the sprinkler head that has been watering your siding twice a day for six years, the window sill with no drip edge, is a carpenter whose repair lasts. One who cuts out the rot and installs fresh wood into the same wet detail has sold you the same job again in about two years. Ask where the water is coming from. If there is no answer, that is the answer.

Worth knowing about redwood and cedar too, since they get quoted as rot-proof. The heartwood is genuinely durable. The pale sapwood on the outer edge of the board is not, and plenty of what sells today is heavy on sapwood. Species alone will not save a bad detail.

Repair, patch, or replace

Three honest options exist for damaged wood, and contractors tend to have a favourite rather than a rule. Here is roughly where each one belongs.

Borate treatment is worth asking about on any new wood going into a spot that has already rotted once. It is cheap, it goes on with a sprayer before primer, and it makes the wood unappetising to both fungi and termites.

Matching trim nobody stocks any more

Older California neighbourhoods run tall baseboards, picture rails, coffered ceilings and door casings in profiles that vanished from lumberyards decades ago. Matching them means taking a section to a mill and having a knife ground, or building the profile up from several stock pieces so the shadow line reads correctly. Neither is exotic. Both take a week of lead time, which is the real reason people get talked into a stock substitute.

The other half of the job is that century-old walls are not square, plumb or flat, anywhere. New trim gets scribed to the wall rather than pushed against it. Good finish work in an old house is invisible. That is the whole point of it.

Wood moves here more than people expect

Inland California swings from single-digit summer humidity to damp winters, and interior wood tracks it. Equilibrium moisture content in a Sacramento house runs somewhere near 6% in August and closer to 11% in January. A wide solid-wood panel will change dimension measurably across that range. This is why a beautiful gap-free built-in installed in July opens up at the joints by winter, and why an experienced carpenter details for movement instead of relying on glue and hope.

Two material notes while we are here. Finger-jointed primed pine is fine for interior trim and a poor buy for anything exterior in this climate; the joints telegraph and then open. And MDF baseboard is genuinely good indoors and genuinely terrible anywhere it might meet water, including the wall behind a dishwasher.

Stairs and rails are the part that gets inspected

Rebuild a staircase and the numbers stop being a matter of taste. Residential treads run a maximum 7.75 inch rise and a minimum 10 inch run, and the variation between the largest and smallest riser in a flight is held to 3/8 of an inch. Guards run 36 inches at interior stairs, 42 at most decks and landings. Balusters are spaced so a four-inch sphere cannot pass. In earthquake country the connections matter as much as the geometry, which is why a rebuilt exterior stair is usually a permit conversation rather than a weekend.

Licence classes, briefly

Finish carpenters in California generally hold a C-6 Cabinet, Millwork and Finish Carpentry licence. Framing and structural work sits under C-5 Framing and Rough Carpentry or a B General Building licence. Any job over $500 in combined labour and materials requires a licensed contractor, and you can verify a number yourself at cslb.ca.gov, which also shows whether workers’ compensation coverage is current. One last practical thing. The legal deposit cap on home-improvement work in California is 10% of the contract or $1,000, whichever is less. Custom millwork with a long lead time is the job where people most often get asked for far more than that, and the answer is still no.
