    The high-efficiency furnace usually does not pay back here

    This is the advice that costs a contractor money to give, so you will not hear it often. A 96% AFUE condensing furnace burns about 17% less gas than an 80% unit. In a climate where the furnace runs a few hundred hours a season, 17% of a small number is a smaller number. The upgrade commonly adds two to three thousand dollars to the job, because condensing furnaces need PVC venting and a condensate drain that an older closet or attic install does not have, and in a lot of San Diego houses the payback runs past the life of the equipment.

    Where the extra money actually earns something: sealing and repairing the ducts, adding return air if the system is starved, or skipping gas entirely. If you were going to spend nine thousand on a condensing furnace, look hard at what that same nine thousand buys in a heat pump, because in this climate a heat pump heats the house on a fraction of the energy and gives you cooling in the same box. That comparison is genuinely close in San Diego in a way it is not in Denver.

    Sizing, and the reason installers guess high

    An oversized furnace short-cycles. It fires, blasts the thermostat to setpoint in six minutes, shuts off, and repeats, which wears the ignition components, never lets the ducts come up to temperature, and leaves the far bedroom cold anyway. It is a comfort problem disguised as a capacity problem, and the fix is not a bigger furnace.

    Ask for a Manual J load calculation. Not a rule of thumb, not “we always put an 80,000 in these Clairemont houses.” A load calc on a 1,600 square foot San Diego home with reasonable insulation often lands somewhere near 40,000 to 50,000 BTU, and people are routinely sold 80,000 or 100,000 because that is what came out of the box last time. A two-stage or modulating furnace helps if the load is genuinely small, since it can run long and gentle at low fire.

    Older housing stock changes the job entirely

    Mission Hills, Golden Hill, Kensington, South Park and North Park are full of homes heated by floor furnaces and gravity wall heaters, some of them sixty and seventy years old. There is no duct system at all. Replacing one of those with central forced air is not a furnace installation, it is a duct installation with a furnace attached, and the honest quote reflects that. It also frequently runs into asbestos on old ducting or plaster walls that nobody wants to open.

    For those houses, a ductless system is very often the better answer, and a good contractor will say so rather than quoting you eighteen thousand dollars of ductwork to heat a house for six weeks a year. Ask for both numbers before you commit to either.

    Permits, HERS, and the paperwork that protects you

    A furnace change-out needs a permit. In the city that means San Diego Development Services; in Chula Vista, Carlsbad, El Cajon, Escondido or the other incorporated cities it is their own building department. California also requires HERS verification on duct leakage when you replace equipment, which is the part contractors most often quietly skip.

    Do not let it be skipped. The HERS test is the only independent measurement anybody takes of whether the system you just paid for actually delivers air to the rooms, and a failed duct leakage test on a 1970s attic system is common. Unpermitted work also surfaces at resale, and a buyer’s inspector finding an unpermitted furnace is a negotiation you will lose.

    One more code item that matters and costs almost nothing: carbon monoxide alarms have been required in California homes with fuel-burning appliances since 2011, on every level and outside sleeping areas. If you are putting in a new gas furnace and there is no CO alarm outside the bedrooms, fix that the same week.

    What separates a good install from a cheap one

    The equipment brand matters far less than people believe. Installation quality is most of the outcome. A properly sized, well-ducted mid-range furnace installed by someone careful will outlast and outperform a premium unit thrown into a closet with a leaking plenum.

    Concretely, the things worth checking: a new flue or verification that the existing one is sized for the new appliance, the plenum and return properly sealed with mastic rather than duct tape, the gas line sized for the input rating, a drip leg and shutoff at the appliance, combustion tested with an analyzer at commissioning, and the old thermostat wire actually checked rather than reused blind. Ask what the temperature rise measured across the heat exchanger after startup. If it falls outside the range printed on the nameplate, the airflow is wrong and the furnace will not last.

    Buy in spring or early summer if you can. Every HVAC company in the county is quiet in April and slammed the first cold week of December, and the difference shows in both price and in who they send to your house.
